An OK hotel that needs a lot of improvement to call itself 4 or 5 star hotel

Rooms are generally modern, clean, spacious, and comfortable, with very comfortable beds, contemporary design, smart-home features, Face ID access, and high-tech toilets. Recurring drawbacks include late or missed housekeeping, dim lighting, small bathrooms, poor drainage, thin walls, and inconsistent layouts. Some guests reported hard mattresses, weak air-conditioning, missing amenities, odors, bugs, and maintenance failures.


The sound insulation in the room is extremely poor! I was already awakened by the hotel's music around 8:00 in the morning. The sounds of people in the hallway and doors closing in other rooms were very clear.
The bedding and pillows in the room were not clean, there were bugs, and I was scratching while sleeping. I woke up with bites on my face and hands, and a little red mark on my face.
The air conditioning is the only thing that is not very cold, so at night it feels hot and I end up sweating while sleeping.. Even though the temperature is already at 16.


The bathroom mirror is only above the sink; it would be helpful to have a full-length mirror in the room, especially for guests who want to dress up or do makeup.
We stayed in two connecting Deluxe King rooms, which were cosy, tastefully furnished, and extremely comfortable—so much so that we didn’t feel like leaving the hotel to explore Ipoh!
We checked into Room 4017 on 21 Oct 2025 and returned late after a memorial service, only to find the entire room went dark while my husband was showering.


The comfy bed and pillows, furnishing, ambience, air condition was super cold (love this) hi tech toilet (Japanese-inspired I guess), facial recognition system to enter the room, etc.
High-tech design, but the bathroom door is transparent, right next to the bed. The light going to the bathroom at night wakes up the person sleeping in bed.
We woke up drenched in sweat and had to move to another room at the far end of the floor in the middle of the night.


I have booked a deluxe King room for a night and we were given an OKU(handicap) room in a 2nd floor which we didnt ask for.
Room, toilet, breakfast, location, cleanliness, and services are all fine, top-notch, and modern, except for the air conditioning in the room which is not cold.
The location between 2 main roads was good in terms of traffic, but also very loud and much too far from the city or restaurants.


The balcony was not accessible, as it was too tiny and the door to the outside had wide gaps that let noise and heat in.
We have asked to change to another room due to poor view (facing ppl roof top) but reception inform there is no room was available.
Anyway, finally after all that incidents and complaints, we were move to a normal deluxe king room, which is perfect.. but has causes many inconvenience.


Cold shower, noisy extractor, too many electronics that do not work and manual overwrite not possible so unable to open curtain or flush toilet.
When I asked for a different room again, i was given one with a connecting door and the adjacent room was really noisy.
The comfortable and exclusive room like Old British design but use Smart house and modern facility in the room.


We didn't ask for an OKU room but they gave it to us and didnt get our concent.
New concept with technology around, including in-room which could be confusing without proper labels or manuals given.
And in two days, they didn't even manage to clean the room or make the beds.


Staff were super helpful though and upgraded us when our automatic lighting kept turning off.
The walls are quite thin so you can hear the people next door talking.
Bathroom facilities – There was no hand soap or liquid hand soap provided.


The shower area is too small and the drainage needs to improve.
The bed was very comfortable, and the amenities provided met expectations.
Automatic flushing in the toilet with a remote control... etc.


The room was clean, spacious, and well maintained.
The bed & & pillow was exceptional comfortable.

Staff are repeatedly praised as friendly, warm, attentive, polished, and helpful across reception, breakfast, restaurant, and pool areas. Several guests highlight personalized service, quick responses, name recognition, flexibility, and an unexpected upgrade. However, isolated reports mention an unsmiling pool employee, impolite kitchen staff, limited reception explanations, an unmade room, and ineffective or delayed maintenance follow-up.


We asked the hotel staff to look into this issue, but she said that nothing she could do and advised us to wait 15 minutes after each shower to allow the water to heat up!
Everyone from reception to the restaurant and pool staff greeted you with a smile and engaged with you in a warm, natural way, never making it feel forced.
We requested a hotel maintenance staff to come to fix it, he came and just adjusted the aircon temperature up to 25°C.


Reception could explain more about the hotel, facilities, etc .. more personalised rather than a plain check ins especially for new guests.
One of the pool staff looks like not in the mood, not smiling at all - looks bit stress full.
The staff were excellent and made us feel very welcome and were happy to help with anything we needed.

Second day i want cleaner to make up my room when i was out side.
The staff at the lobby, front desk, and buffet area were incredibly friendly and welcoming.
A very new hotel with really friendly staff who also remembered our names very quickly!


Please train your kitchen staff to be more polite, especially the Chinese staff member.
We requested the hotel staff to address the issue, but nothing has been done.

I was enticed because of the buffet reviews, but unfortunately it is not available during weekdays and no effort to mention about it in the website (can't seem to find this info).


In addition, it would be good to offer a wider variety of salads to enhance the breakfast selection and provide a healthier and more balanced dining option for guests.
For example, fresh fruits stored in the chiller should not be placed on overly high stands, as this may cause plates to fall when guests are serving themselves.
For condiments like chili sauce, it would be more convenient to provide them in small individual containers rather than sealed packets that require opening, similar to fast-food restaurants.


The breakfast experience was a pleasant surprise too; although I was told there wouldn’t be a weekday buffet, there was one that morning and the variety was amazing.
While a wide variety is not necessarily required, the hotel could take inspiration from other 5-star establishments to further enhance the overall breakfast presentation and quality.
Hot beverages such as teh tarik or hot water for tea should also be readily available, as they are well aligned with local Malaysian preferences.


Room, toilet, breakfast, location, cleanliness, and services are all fine, top-notch, and modern, except for the air conditioning in the room which is not cold.
It would also be a great opportunity to include more local Ipoh dishes to showcase and introduce the city’s unique food culture to guests.
Lastly, proper labeling of all food items is important, as some dishes were not clearly labeled, which may cause confusion for guests.


Breakfast should've improvements as this is my second stay in 3 month's - same old menu and lack of variety in food
In addition, the arrangement of the food and tableware could be improved to create a more organized and pleasant dining experience.
The booking website stated that breakfast would be a buffet, but when we arrived, it was actually à la carte.


Cereals such as KoKo Crunch could be placed in cylinder style dispensers for easier and more hygienic self service.
It would be better if it was clearly stated that the buffet is only available on weekends.
Other hotels still offer buffets on weekdays, so this was a bit of a letdown for us.


The fruit was not fresh, some tangerines were rotten as big black spots could be seen.
The breakfast buffet have so many variety of delicious foods and the coffee's taste so good.
In my experience compared to other 4-5-star hotels, the breakfast selection here was somewhat limited.


The host was so friendly and kind enough to explain the variety available to choose.
The menu also had no pictures, so we weren’t really sure what we were ordering.
A nice small breakfast buffet would be nice instead of breakfast set during weekdays.

Parking is convenient with affordable valet service, though poor space usage can limit availability. Other concerns include weak management, impractical or loose furnishings, unreliable water heating, and no gym yet.


The bathroom was particularly impressive, with a Bluetooth speaker, lighting integrated into the mirror, and a multi-function toilet bowl, adding a touch of luxury and comfort.
Waiting seats at small lobby is dominated by cafe seats, have to order something, free seating only a limited seat sofa by the lift.
Valet parking was also available at a reasonable rate of RM30 per day, which added extra convenience.


The hotel features modern, high-tech touches, including face recognition access for both the lift and room.
The automation in the room including facilities especially facial entry is very useful and convenient.
Have to be ushered to 2nd floor to wait in exceptable waiting room.


Some guests take up more parking space than necessary, limiting space for others.
There was sufficient space, and the area felt safe for leaving vehicles.
Instead of fitting three cars, only two can park at a time.

Most of them are loose furniture I think bought from online portal.

Was a little removed from the main city area so had to catch grabs around town but we ended up liking having some space and peace.
The location between 2 main roads was good in terms of traffic, but also very loud and much too far from the city or restaurants.
Is just across from a private hospital. So no worries about getting sick while on vacation.


That said , only 8 MYR to old town and many Grab available.

At check-in, the welcome drink was introduced with, 'These are the welcome drinks, if you want you can take,' which didn’t quite convey a warm or inviting tone.
The lobby is very spacious, pleasantly scented, and offers plenty of seating areas for guests to relax while waiting to check in creating a welcoming first impression.
Guests are also welcomed with a complimentary welcome drink upon arrival, which adds a nice and refreshing touch to the overall check-in experience.


The hotel also features a face recognition system for room check-in, adding a modern and convenient touch to the arrival experience.
They explained everything in detail during check-in and even upgraded my room, which I truly appreciated.
The front desk staff were friendly, professional, and handled everything promptly without long waiting times.

Chef Jasper the Exec Chef persistent and devotion towards good culinary makes Khaya Restaurant stands out as a 5 to 6 stars culinary epicure experience.
We had lunch at the hotel as well, and the fish and chips were very good.
