A 1950s Art Deco Tower Recast for Serviced Living

From Asia Insurance Building to Serviced Residence
The property occupies the former Asia Insurance Building, an 18-storey tower completed in 1955 and designed by Singapore pioneer architect Ng Keng Siang. Its restored Art Deco façade and historic shell remain central to the adaptive-reuse concept.
Residential Common Areas
The Living Room residents’ lounge, sun terrace, pool-deck outdoor furniture and business centre give the property a quiet residential character rather than a resort-style layout. A free DVD library adds to the self-directed extended-stay format.
Independent-Living Suites with Kitchens and City Views

146 Apartment-Style Suites
The redevelopment created 146 luxury suites arranged for serviced-apartment living. Fully equipped kitchens or kitchenettes support independent stays, while designer furnishings, original artworks, hardwood floors and contemporary layouts retain a residential focus.
City Views and In-Suite Entertainment
Verified suite features include city views, luxurious bedrooms and bathrooms, work areas and a BOSE home entertainment system. The accommodation combines the privacy of an apartment with serviced-residence support, including daily housekeeping except Sundays and public holidays.
CALI and In-House Dining for CBD Stays

Western All-Day Dining at CALI
CALI is the confirmed on-site restaurant, serving Western cuisine throughout the day. Its cited dishes include braised beef cheeks and gourmet wagyu burgers, giving the main dining venue a menu suited to both full meals and business-district stays.
Bar, Coffee and Room-Service Options
Additional dining support includes a bar/lounge, coffee-shop service, room service and continental breakfast for a fee. Happy hour is also listed, extending the property’s concise dining offer beyond the main restaurant.
An Elevated Pool Deck Over the Singapore Skyline

Outdoor Infinity Swimming
The outdoor swimming pool is described as an infinity pool overlooking the skyline, reflecting the property’s high-rise CBD setting. One verified listing gives pool access hours of 6:00 AM to 11:00 PM.
Sun Terrace and Outdoor Seating
The pool deck includes sun loungers, sun-terrace space and outdoor furniture. These open-air areas provide the property’s principal outdoor leisure setting above the surrounding commercial district.
24-Hour Fitness and Extended-Stay Support

Fitness Centre with On-Call Wellness Support
A fitness centre is available, with one source specifying 24-hour access. The property also provides 24/7 on-call wellness and security support, pairing basic fitness provision with the practical reassurance of a serviced residence.
Services for Longer Stays
Business and secretarial services, concierge support, laundry and dry cleaning, grocery-shopping service, babysitting and daily housekeeping except Sundays and public holidays support residents managing extended stays.
A Heritage Address in Singapore’s Banking Core

Raffles Place and Finlayson Green
The property is in Marina Bay and Singapore’s Central Business District, associated with the Raffles Place and Finlayson Green area. The neighborhood is defined by banking towers, heritage office buildings and the historic core of the city’s commercial centre.

Rooms: What guests say
423 relevant reviewsRooms are repeatedly described as spacious, clean, quiet, and comfortable, with excellent beds and apartment-style amenities including kitchens, dishwashers, washing machines, dryers, and large bathrooms. Upgrades are common. Recurring drawbacks include dated décor, occasional inadequate cleaning, old or leaking fixtures, humidity, limited views, no USB ports, and some temperature or bathroom design issues.
See the evidence
Large suites with kitchenette + washer/dryer — it has an apartment feel, huge room size, and convenience for longer stays.
The rooms are huge but to have two kings with ensuites was a real treat.
The room cleaning was insufficient, and even after the cleanup, there was hair on the floor.
The building is obviously old and needs refurbishing.See all reviews about rooms
Location: What guests say
413 relevant reviewsLocation is the hotel’s strongest feature: central in the CBD, beside MRT access, and near Lau Pa Sat, Marina Bay, Merlion Park, Chinatown, and major attractions within walking distance. Guests also value airport connectivity and shelter from rain, though the business district can feel quiet with limited weekend or late-night services, and some MRT access involves stairs.
See the evidence
Excellent location — near Marina Bay, with easy access to MRT, Lau Pa Sat, and walkable sightseeing/business districts.
It was very close to the subway station, and I could enter the hotel without getting wet in the rain, which was convenient.
Location was great: train station easy access to/from the airport, Lau Pa Sat Hawker Center a short walk, close to Chinatown by foot as well as Merlion Park and Marina Sands Bay.
If the offices are closed (weekends and holidays), the area businesses are closed too - as was the hotel bar on Good Friday.See all reviews about location
Staff: What guests say
290 relevant reviewsStaff are overwhelmingly praised as warm, helpful, attentive, and responsive, with standout housekeeping details such as daily towel animals, tidy rooms, and personalized care. Reception and bell staff often assist promptly with directions, luggage, transfers, and early check-in. A few guests reported slow responses, limited arrival assistance, and an unwelcoming or rushed check-in.
See the evidence
The staff were consistently warm and welcoming, which made the experience really enjoyable.
He lovingly folded new animal shapes from the bath towels every day. Our daughter was thrilled every time.
Every request was handled promptly and with a warm attitude, which made our stay smooth and stress-free.
Stayed twice here in a month and both times had no one to help with 4 suitcases when arriving.See all reviews about staff
Overall: What guests say
152 relevant reviewsGuests consistently praise the central downtown location beside the MRT, cleanliness, spacious comfortable rooms, friendly staff, and thoughtful touches such as complimentary Singapore Slings, coffee, and birthday chocolates. The recurring drawback is an aging, dated or “tired” property, while several guests consider the rates expensive; maintenance quality is generally viewed positively.
See the evidence
The hotel is very clean, spacious and located in the heart of downtown. It is accessible to all the major attractions and right by the MRT station. The staff is friendly and the service excellent!
The property itself is beautiful, immaculately maintained, and in an excellent location.
Would recommend to others, with the caveat that it is a bit “tired” - would definitely stay at the Ascott again
Old building in tragic condition, requires a complete renovation.See all reviews about overall
Facilities: What guests say
121 relevant reviewsFacilities are a major strength: apartments commonly include full kitchens, washing machines and drying racks, while level 19 offers a pool, gym, lounge, coffee, wardrobes and views. Recurring drawbacks are aging décor, worn or poorly maintained fixtures, unreliable dryers and showers, limited weekend bar/food service, and difficult access via stairs or a dated lift.
See the evidence
The basic specifications are as described, and the access, kitchen, and washing machine are all well-equipped, allowing for a comfortable stay.
Property is having a good facility for gym and swimming pool located on 19th floor. There is also lounge area in to relax with coffee/tea machines there.
The facilities were worn, poorly maintained, cockroaches in the kitchen.
Overall, the facilities are top-notch, but poor maintenance led to a lot of frustration.See all reviews about facilities
Pool: What guests say
85 relevant reviewsThe 19th-floor rooftop/infinity pool is a standout: clean, quiet, attractive, and often praised for views, especially by families and after sightseeing. However, it is generally small, cold, and offers limited sunbathing or lounging; its glass design can feel exposed. Some guests encountered closure or crowding, including during maintenance.
See the evidence
The glass pool on the 19th floor is also great with a sensational view.
The area on the 19th floor with the pool & a lounge was nice, but you couldn't really lay by the pool & even though the temps were super hot outside, the water in the pool was actually cold.
Finally, each time we wanted to use the swimming pool, we could not : if there is even 1 family there, it's crowded.
Once we were checking in then we were informed that the gym and pool facilities were closed for the length of our stay with no initial refund, breakfast or any other way of saying sorry!See all reviews about pool
Check-in / Check-out: What guests say
55 relevant reviewsEarly arrivals and late departures are often accommodated, with luggage storage, post-checkout showers, pool access, and occasional upgrades particularly appreciated. Check-in is frequently smooth and staff friendly, but rooms may be delayed or inconsistently allocated. Reported drawbacks include lengthy booking disputes, stairs and no porter, deposit concerns, and one serious door-locking issue.
See the evidence
we arrived on an early flight and they not only gave us early access but a room upgrade to a very spacious apartment.
we also left on a very late flight and they kindly gave us a late check out as well as shower access before our flight.
Unfortunately our rooms were not ready until several hours after check in.
In the end, it took an extra 40 minutes to check in.See all reviews about check-in / check-out
Breakfast: What guests say
60 relevant reviewsBreakfast reviews are mixed but predominantly negative, citing high prices, limited variety, small spaces, and food served cold or undercooked; several guests found it mediocre or below five-star standards. Positive comments mention sufficient variety, good coffee, friendly staff, and enjoyable meals, while nearby cafés, groceries, and in-room kitchens offer alternatives.
See the evidence
Breakfast was poor quality and very disappointing. Potato slices were uncooked and not edible. Scrambled eggs were cold. After one morning, we gave up and had to find breakfast elsewhere.
Paid breakfast absolutely to be avoided, not very varied and small spaces for the number of rooms available.
The breakfast was definitely not up to 5-star standards; there was far too little variety.
The breakfast selection was very good and staff in the breakfast room were extremely friendly and helpful.See all reviews about breakfast
Restaurant: What guests say
22 relevant reviewsThe hotel restaurant receives mixed reviews: some guests praise excellent food, attentive service, and convenience, while others find it ordinary, expensive, or below par. The most repeated issue is that the restaurant, bar, and room service are often closed on weekends or after 9:30 p.m., though many nearby dining options are available.
See the evidence
Unfortunately, the restaurant is closed on weekends, so we couldn't eat in the house and couldn't order anything to the room.
The food was very good and the wait staff was very attentive.
I dinned in the Restaurant on my first night of a 9 night stay, I didn't return as the service and food below par for the area.
Weekend F&B at Raffles Green is mostly closed, but plenty of food options at the quay areas.See all reviews about restaurant
Gym: What guests say
17 relevant reviewsThe gym is generally praised as well equipped, convenient, and open 24 hours, with a pleasant top-floor setting alongside the pool, guest lounge, and poolside coffee station. However, some guests found the equipment basic or old, and early-morning weight noise disturbed nearby rooms.
See the evidence
The 24-hour fitness center was also a great convenience for us, as we could work out at any time that suited us.
The pool, gym and guest living room on the top floor are most enjoyable.
We could hear the weights from the gym early in the morning which woke us.
