Reviews repeatedly praise Alva Hotel’s cleanliness, modern design, comfort, friendly and responsive service, river views, transport access, laundry, and value. It suits Shatin events and quieter stays, though it is somewhat distant from central Hong Kong, prices can feel high, and some guests found service below five-star expectations.


The overall hotel is not bad, there is a 7-Eleven downstairs, and there is an airport bus that can be taken at the entrance. It may take 5 to 8 minutes on foot to the nearest subway station, and it is a bit far from the city center.
With some comments we made after our 4th visit in October/November last year, the General Manager Mr Derek But did take our comments seriously and took positive actions making our stay very comfortable and we are grateful for it.
The hotel is quite new, the service is also very good, and there is a shuttle bus that goes directly to the Imperial Hotel, where there is a particularly large mall, making dining and entertainment very convenient.


This is the first time ever I stay at hotel in Hong Kong! But with my past 25+ years experience staying hotels at Las Vegas, I really want to say this hotel not bad at all.
Since we were staying during the very busy festive period it would be unfair to level any criticism of a team that were obviously working hard to deliver great service to all of the hotel guests.
We stayed for more than two weeks during the Christmas and New Year holidays and whilst the hotel was always busy the service provided by the ALVA hotel team was really very good.


Loved the courteous and awesome mannered staff who held doors open for me, helped me no matter what I needed, again lovely lovely staff!!
I also really like the simplicity of the hotel, not overly, unnecessarily grand, instead it is cosy, warm and has a home feel.
On my first stay at this hotel, I was impressed by its serene, comfortable and clean atmosphere, which are definitely it.


It is remniscent of Royal Park Hotel (same hotel group) but much newer in terms of decor and facilities.
The hotel is a joy to stay in, so clean, so modern and overall just great.
The cost is a bit high but similar to the cost in São Paulo.


Lovely decor and comfortable environment/vibe, if a little cramped compared to older hotels.
I am satisfied with my stay and will return in the future.

Rooms are repeatedly described as clean, comfortable, well-equipped, and spacious by Hong Kong standards, with comfortable beds, good showers, quiet interiors, and some attractive river or mountain views. However, some family/connecting rooms are extremely small; recurring concerns include cigarette or drain odors, carpet stains, cold rooms, dated furniture, and bathroom privacy or maintenance issues.


A twin room suggests that it accommodates two guests, but there is only one chair, so the other person must sit on the bed, and it seems to discourage guests from eating in the room since the table and chair cannot accommodate two people sitting down to eat at the same time.
That bad comment for what I mentioned was I didn’t like to stay in the very low Floor like 3 Floor, and I was expected that I should be booked in 20 Floor or 22 Floor, and not the lower Ground Floor like 3 Floor.
Room: When I first checked in, there was a faint musty smell that needed ventilation; there was a bit of noise from the air conditioning at night; the lighting arrangement was not very reasonable, there was no dim reading light with its own switch.


We asked for a room on a higher floor with the view on the river and the receptionist arranged it without a question, as well as putting all our friends at the same floor.
The bathroom was much larger than expected and it definitely felt like a luxury with double sinks and a large shower with 3 different shower head settings.
The carpets, it is a relatively modern and new hotel, I have stayed before but the room this time was stained, it lacked cleaning.


Rooms were a little noisy you could hear all the people going in and out of their rooms and when walking past.
Although the lost property only costed a few hundred, I do not feel secured to live in this hotel again.
As a designer I really appreciated the simple clean yet functional design of the room, spacious by HK standards.


Each room has it's own TV, and the room has kettle, coffee pod machine, mini fridge and microwave.
The room had a fantastic sound isolation because we hardly heard any sound made by the neighbours.
It's feel more comfort and convenient as I normally stay at least few days each time.


The shower stall had a constant cigarette smell (hotel is supposed to be smoke free).
The room size and especially the bathroom are extremely spacious, it also felt clean.
We booked a room with a river view, but was not offered one.

Guests most often describe staff as friendly, helpful, attentive, and professional, especially at reception, concierge, and housekeeping; several praise quick problem-solving and named employees. A friend got hurt on the knee while outside and called the front desk to ask if there was any wound cleaning solution available, and unexpectedly, they sent two staff members with a first aid kit to the room to help examine and treat the wound.
The stuff, some of them, has no friendliness, during our check-in the reception guy doesn’t give any information about the room floor, breakfast place and time, MTR shuttle bus, so I mean no information at all about what kind of additional amenities the hotel has.
Check-out: On that day, shortly after 5, we were the only ones there. The reception staff had already seen us but instead of first asking which room we were checking out from, they prioritized finding the information they needed, which did not feel good.


Had informed them that one of the guests had a birthday that month, and when we returned to the hotel room after dinner, we surprisingly found a 'HAPPY BIRTHDAY' sign hanging at the window.
I'd like to especially thank Susan who works in the nights who has always made our stay even better by being such a great person!
Unfortunately, we had to leave, he immediately arranged a taxi and also walked with me to put the luggage in the trunk.


Everyone from the front desk, the concierge, the dining room, the cleaning crew, and maintenance works are extremely courteous and helpful.
I felt that the staff at the front desk were only convenient for themselves, not convenient for the customers.
The reception was helpful and granted a room on the high floor after my request upon booking.

The hotel is in a quiet, greener Sha Tin setting with two MTR stations roughly 5–10 minutes away, airport buses nearby or at the entrance, and a frequent shuttle. It offers river, mountain, cycling and hiking access, local malls and eateries, but central Hong Kong and major attractions typically require 30–40 minutes by MTR.


Close to the MTR station: coming out of the Shek Mun Village exit B at Shek Mun Station, you will see the hotel. After crossing the bridge, turn left at the first intersection to reach the hotel's ground floor, with the lobby for check-in on the first floor.
The location is a bit out of the way if you're thinking of doing the tourist spots on the island, but not too much of an issue with the free shuttle service to the huge shopping mall and the nearest underground station.
Though quite far from most tourist destinations, Alva by Royal Hotel has a bus stop right in front of it that connects directly to the airport and a few other routes, and 2 nearby train stations (Sheck Mun & City One).


The hotel is near a bus stop and there is a convenience store right downstairs, and two MTR stations about an eight-ten minute walk away, but otherwise there isn't a ton in the immediate vicinity.
Hotel is perfect for those who prefer to stay away from the busy part of town, while enjoying the convenience of wide variety of restaurant options nearby and easy access to public transportation.
A bit far from Mongkok Area but we managed since there's a free shuttle going to MTR Station and its fine with us since we can also explore places outside Mongkok Area.


Furthermore, the shuttle service to these MTR stations, or to the Royal Park Plaza hotel and its shopping center, park, and the temple of the 10,000 Buddhas is a real plus.
City one station is nearby a bus depot so walking around that area might be a little tricky that’s why we prefer Shek Mun station.
For travellers compareng or going to the airport, Alva Hotel is strategically located on the bus route of A41, an airport regular bus.


It is a five or six minute walk from Shimen Station, which is acceptable, but you have to cross a bridge.
The structure is very close to the metro and the bus stop that takes you back to the airport.
Last thing: except for the little side river (canal) I'd say the views and surroundings are not so enjoyable.


Although it is less than 10 minutes walk from the train station, the actual location has nothing around.
Free hotel shuttle bus service is available to Shek Mun MRT within 5 mins to reach there.
Location but I was aware that the location was not easily accessible when I booked the hotel.


Hotel has a shuttle to the nearest metro station which made trips to Kowloon very convenient.
The hotel's location is excellent and very convenient, with easy access to all types of transportation.
A bit of a walk for older people for MTR especially when the weather isn’t great.


The hotel is in a quiet location with two nearby stations, making it very convenient.
It was centrally located to the MTR and local restaurants right behind the MTR station.
Hong Kong is not very big, so it’s not too far to go anywhere.


Nearby shopping centres are full of restaurants but nothing else if you fancy shopping.
There is also a bus station nearby that takes you to the airport.
A 7/11 convenience store in located at the ground floor of the hotel.


The hotel is about a 30-minute ride by metro/MTR from Kowloon/Victoria Harbour.
There is a bus route to the airport of very low cost.
We stayed for 10 nights and enjoyed the surrounding area much.


Considering the location and transport connections, the trip was good.

Guests repeatedly praise the clean, modern facilities, rooftop pool, gym, free bicycles, self-service laundry, water dispensers on every floor, and convenient 7-Eleven. Drawbacks include occasional pool closures, costly laundry, no bottled water or loan adapters, confusing elevators, worn carpets, limited changing rooms, and inconsistent shuttle availability.


We also wanted a quick 10 minute dip, so arrived at the pool at 5.40 knowing the pool was going to be cleaned at 6, and the lifeguards told us no and pointed to the sign saying the pool closes between 6-7pm for cleaning, even though it was 5.40.
The “swimming” pool was not fit for purpose as it was crowded with children and the staff made to attempt to clear the way for anyone who actually wanted to swim. there should have been a lane put up to divide swimmer from those just there for recreation.
The drinking water needs to be filled outside, and since I was staying in the larger corner room, the water dispenser was set quite far away, which was somewhat inconvenient. I suggest setting up 1 or 2 more, as the floor is quite large anyway.


Sometimes areas such as the terrace were closed and when we went to go our staff would point to the sign which said the times it was closed, but the current time was within the opening hours.
The only thing that I think could improve hygiene was to replace the thick carpet from the walkway. It feels like the thick carpet is a perfect place for trapping moist, dirt and bacteria over time.
There's a great work space next to the reception desks with a very long table, power sockets, a printer, a couple of iMacs and comfy seating, great for working and for people watching.


There's even free bikes for residents, from electric, traditional pedal to smaller bikes for children, to use in the purpose made cycle park with interesting winding paths, gradients etc. alongside the riverside.
They have no lounge and don't allow to eat in the common areas despite the tables being set empty and despite the fact that they sell food in the same area.
The shower also got blocked and totally flooded the bathroom, however maintenance did come very quickly to unblock and then room service came to finish-up leaving the bathroom dry and spotless.


There was a pad that controlled all the amenities in the room, allowing you to order everything, but now it's gone, replaced by two separate QR codes in different locations.
The hotel does not provide bottled water, but there is a machine on each floor where you can refill your water bottle, which is a very good arrangement.
First stay offered daily coffee coupons and two daily soft drinks, Second time only daily coffee coupons. Third time, just one day coffee coupon for a 7-day period.


Their commitment to sustainability is evident from the water fountain installed on each floor, the way cutlery/ towels/ mini bar items are made available.
The Filtered water in the corridors I think it makes it sustainable by avoiding the consumption of plastic for us foreigners.
The hotel can't lend an adapter to charge phones and expect customers purchase adapters they will use only once.


The greenery around the hotel makes it pleasant for us to take a walk during our free time
Only small individual changing bath room at the pool and no spacious female/male changing rooms.
The free bicycle rental was great for seeing more of Shatin and the neighbouring towns.


The room's current amenities are insufficient to make up for its geographical shortcomings.
I did raise this with staff but there was nothing they could do.
The hotel rates felt excessive given its location and the provided facilities.

We were “allocated” a breakfast slot of 7am- 8.15am. totally unacceptable that we have no choice of breakfast slot and we’re allocated this too early a slot. At the breakfast itself we were reminded with about 15 minutes of our slot left that that we had to get out at 8.15. extremely rude treatment to a paying customer
It was ok but not particularly good; expect very little in terms of selection - coffee was poor quality, croissants were greasy, no omelettes to order, no muesli, natural yoghurt (no other flavours), only 2 kinds of sliced fruit.
Everything was amazing only breakfast I booked for 8 people including breakfast after check in ask me to pay for 2 because my reservation only for 6 but I booked for 8 people including breakfast.


The breakfast buffet will leave me with a slight taste of unfinished pleasure...perhaps I arrived too late, just before 9:30 AM, since the buffet empties - in no time - by ten o'clock sharp...
My mum told me that buffet is very good value for the money. Unfortunately I didn’t have a chance to try this time. I definitely want to try on my next trip.
I have coeliac disease and, although I provided my own bread, with toaster bags, and crackers, there were eggs, ham, salad and melon etc which I felt safe to eat.


I booked through Booking.com, breakfast included, however when I arrive for breakfast I was advised breakfast was not included and it was an additional $40 per person each day.
For example, hardly any cold cuts of cheese and sausage, yogurts with water as the main ingredient, and nothing real in the cereal aisle (only cereals from Kellogs/Nestle).
The selection is enough to have a good full meal to start the day although some are excessively repeating (like the bacon, ham, and sausages).


Adult included breakfast (kids under 5 free, with small 10% discount for other) was a bonus for days we needed eat earlier before travelling out.
There's a lady that cooks eggs to your liking and makes bowls of soup noodles to your request (based on the selections for the morning).
During the National Day holiday, there were too many people for breakfast, and if you went too late, a lot of the dishes were gone.


I anyway paid for my kid's breakfast (extra $18 / day) for it's also important part for the kid to enjoy for a hotel stay.
For a 5-star hotel, the selection and quality of the food at breakfast as well as the presentation were not adequate in our opinion.
Breakfast: Mostly meat dishes, very few vegetables; limited variety of fruits; the quality of the same dishes is not consistently stable each day.


The selection is quite varied, nonetheless...if the option seems pricey to you, you can skip it and go have your coffee outside...
The lady frying eggs was not friendly in several occasions when I asked her to prepare eggs for me.
It did mentioned in the booking information with small texts, which make the enjoyable journey a bit upset.


Being a vegetarian I felt there was bare options when it came to food during breakfast.
The only thing that makes us unhappy is the quality of the breakfast, it's terrible quality!
The breakfast did not meet my expectations: the selection was okay, but rather mediocre.


The breakfast was good and diverse, but rather weak in the continental direction.
I feel bad going forward no more buffet in the hotel.
I booked a room for myself and my kid with breakfast.

The A41 airport bus stops directly outside, making airport access easy and affordable. The nearest MTR stations are generally a manageable 5–10-minute walk, while free shuttles serve stations, shopping areas, and Shatin. However, the hotel is outside the center, journeys take 30–45 minutes, and shuttle frequency, hours, destinations, and reliability are recurring concerns.


Coming from the airport, I first took the A41 bus if I remember correctly and got off one stop before the terminus in the Sha Tin district, then from there I took the subway and got off at the City One station...and finally walked to the Alve hotel which is about 600 meters away.
I liked that there are available and useful bus stops that made the location easy to go to (direct service to the airport and the likes) plus there is a free scheduled shuttle going to some locations.
All this information will allow other travelers wishing to avoid taxi fares to have an idea of the rather long journey - just over an hour - that awaits them to get there.


There is two MTR’s located close by however to get to TST and HK island does take time like 30/45 minutes or so, after they’re closed you’ll have to taxi.
The hotel is a bit far from the subway station; although there is a shuttle bus, if you come back from the subway, you need to take a detour.
I used the shuttle bus to Shimen Station nearby, but on the way back it was late and they refused to let me on! I took a taxi home.


The free hotel shuttle was also very useful (if we timed it correctly) to get you to the Shek Mun station or other listed locations.
Although the location is far from the centre, they provide a free shuttle bus to take you to the metro station and close to center.
Public transport stations/ facilities are within walking distance from the hotel, so for sightseeing and shopping are no problem for tourists of all ages.


The bus stop from HK Airport goes directly to the property when you take the A41, making the trip from the airport a breeze.
There were free shuttles from the hotel to the shatin plaza, nearest mtr and to West Kowloon to change to mtr for the airport.
Whilst there was a shuttle service, it is probably not frequent enough for the location of the hotel and the purposes of our stay.


Problem was the free transport didn't stop at Sha Tin and we ended wasting time to grab a taxi to Sha Tin Station.
To go shopping or to visit tourist spots, you’d have to drive or take the shuttle bus provided free from the hotel.
The subway is only a 10 minutes walk away and can get you to the central in half an hour.


There is a free airport shuttle bus, but there are only a few buses a day from Kowloon Station.
We ended up using a taxi far more than I would have if we stayed at Royal Park instead.
If the shuttle bus service can expand to few more popular locations and longer hours will be much better.


Nearest MTR (tube/local train), was 10mins walk away, there is a SevenEleven at the base of the hotel.
The walk to the nearest mtr stations were not too bad if it doesn’t downpour with rain.
The many plus points are the airport bus (A41) directly outside the hotel if travel light.


Had pre booked taxi from airport but returned to airport by bus from nearby stop.
The shuttle bus has been very punctual and effective to me.
The shuttle is on time and goes to couple of metros.


I like the shuttle service to Shatin and the MTR.

The rooftop pool is a recurring highlight, praised for cleanliness, maintenance, city or river views, and a quiet atmosphere; it is described as roughly 25–30 metres long. Frequent drawbacks include closure in winter, rain, thunderstorms, or maintenance, limited hours, advance reservations, and water that can be too cold or unheated.


They didn't turn on the heated pool function and that's a disappointment; the whole time we stayed there, it's not hot Summer so we didn't actually use it much at all because it's not heated, heated pool is a part of the selling point / attraction (especially the night skylight view) to us.
I believe the hotel design is flawed, the outdoor pool is narrow and although it is heated, it still isn't suitable for swimming in winter and spring unless you are accustomed to winter swimming.
Heads up in case of unstable weather: we couldn't enjoy the pool as it's outdoors and most of the time the thunderstorm signal was on force.


Was disappointed that the pool was being serviced (could have done with email to let me know - given it's a 5* hotel).
What a shame, as it was supposed to be the highlight of the stay; the children were a little sad about it.
Also the Swimming Pool very clean and swimming pool staff so friendly, and I have to give them the credit.


Key highlights for us were the rooftop swimming pool with a great view of the nearby river and distant hills.
The swimming pool was basically good, not huge, but on the roof and relatively long, I estimate about 30 meters.
I appreciated the rooftop pool, which also has a nice view over the Sha Tin district.


The swimming pool was closed ("due to too much wind" although there was little to notice...)
It didn’t say anything when booking that the pool would be closed because of ‘winter month’.
The pool at the hotel in the capital operated by the same group is much larger.

Hotel dining is repeatedly described as expensive, especially buffets and breakfast, with limited choices and mixed quality. We didn’t like the fact that the bars and restaurants seemed to close so early - we feel as a resident of the hotel we should have been able to purchase a drink at the bar at least until 01.00 am.
With all the calories burnt, you can try out all the excellent food options at the hotel restaurant without worrying about gaining weight... Even if you gained a kg or two, it only goes into your muscles.
I did eat at the buffet, you get a discount for being a resident, it was incredible and had even more choice than the breakfast with luxury items, highly recommended and I would eat there again!


This Hotel also has one of the best All You could eat buffet in HK, evening meal is a must as the food variety is top class.
The pit stop (the only bar) opening hours weren’t very appropriate 1000 am till 9pm getting in at 9:15 wanting a drink and unable to…
Another highlight of this hotel is the dinner buffet. It provides a wide varieties of delicious food. It worth to taste it.


It was a wonderful experience as we are using the coupons (Go Royal membership) and bonus cake offered by the hotel.
The buffets are quite highly priced and some of the food is much better elsewhere, however some parts are very good.
Mizutani Japanese restaurant is very outstanding, I was very impressed by its high quality food, comfortable environment and excellent service.


I visited PITSTOP, the cafe / sports bar / casual restaurant, in Alva Hotel for family lunch gathering.
Food delivery can deliver to the hotel, so it's convenient too if you don't want to dine out.
The hotel did have dining options though quite limited unless you opt for the buffet which was pricey.


The Dim Sum Restaurant on the second floor was nice and food was tasty there and not crowded.
I can recommend the hotel, especially the all-you-can-eat buffet in the evening, which is excellent.
The buffet and the restaurant price were way too expensive and not worth the price.

The gym is clean, bright, and well maintained, with towels, water, changing facilities, and some newer equipment; its top-floor location and views are recurring highlights, often alongside the pool. However, several guests find it small, with limited or mediocre equipment, insufficient stretching space, and no sauna or rowing machine.


Thanks to Eva, who happened to be tidying the gym, instantly held me, seated me aside, and contacted her colleagues to help.
Adequate gym room (wish they had more equipment than just weights and running machine, but I know I can't expect too much).
Very well equipped and bright gym with a fantastic view - I think I might have used this everyday.


The gym equipment wasn't of a very high standard and a rowing machine in there would have been nice.
Being an early starter (business travel), having the gym opening a little earlier would have been nice,
I have a very enjoyable stay in the Hotel Gym which located in Floor 28.


The receptionist gladly assisted us, letting us take a shower in the gym.

Check-in and check-out are often described as smooth, quick, and welcoming, with some guests receiving early room access or late check-out. However, long queues of 30–45 minutes recur, and late check-out fees, an unexpected €240 deposit, payment restrictions, and one poorly handled Macau-ID incident caused frustration.


We asked reception for late check out and they agree to 12pm but the staff in a rude tone told use that if we were later than 12.00 we would be charged an ENTIRE night extra. Really appalling treatment
When I opened the toilet lid, there was a strong smell of ammonia that gave me a bad feeling, and upon closer inspection of the toilet seat, there were clear marks that looked like splash stains.
- Check-in took 30 minutes to get to me, and there were about 20 people ahead of me at a glance (assuming 10 of them had bookings...) with 3 counters available... the waiting time is disappointing


We had to leave the room at 11, but our transport to the airport wasn't until 8pm, so we left our luggage in the premises and went to explore the city.
Initial problems with booking - booking in my name, needed to pay with husband's credit card, but hotel rejected payment and caused a lot of stress and bother for me.
Check in took 45 mins due to a very long lines. seem the hotel didn’t have enough staff to do the check in


Getting used to registering with the room key at the control panel in the elevator before each upward ride was odd.
Maybe its a new system im not aware of or the hotel policy but she did not explain anything else.
Check in was meant to be at 3.00pm which is quite late especially when checkout is very early at 11.00am


Arrived at the hotel before 11 AM, and they were even able to arrange immediate access to the room.
I tried to check in with my Macau ID and she refused and said this is Hong Kong.
A 2-hour later check-out allowed us to have time for the gym and swimming before our long flight.


It has been almost two months since I returned to Belgium and I still haven't been reimbursed.
And to get my money back, I'm being asked to call, which will cost me a lot.
In our last November 2025 stay, there was a hiccup at our first night when check-in.


The only thing that made it very awkward and unprofessional was the check in counter lady.
First of all, I was well received upon my late arrival at the hotel...around four PM.
He arranged early check in for us as we do have early flight!


When I checked in, I felt that the toilet hadn't been cleaned properly.
All this years every hotel ive always checked in with my Macau ID.
I even got to enjoy an extra hour in the room before check-out.


This is really ridiculous! It's a shame coming from a hotel like this.

Check was quirky and not in line with such an establishment.
