The hotel is a bit dated, but overall it is the property I prefer in Alabang as it has a great restaurant with band on the roof and it is still a grand hotel.

Rooms are repeatedly praised as spacious, clean, comfortable, and suitable for families, with attractive views, strong Wi-Fi, comfortable beds, and well-equipped suites. Recurring drawbacks include outdated or poorly cleaned bathrooms, weak or lukewarm hot-water pressure, insufficient towels and missing in-room items, occasional noisy air-conditioning, maintenance issues, and some dated furnishings.

(however, from day 1, I notices there's blood stain on the bed, and the following day towards my checkout, they didn't change the bed linen), I'm okay with it, as it was Queen bed and I slept on the other side of bed.

My room had a bit of plumbing issues (the bum gun got stuck on and the shower nozzle sprayed water out of a leak) I never got to alert the staff of the issues because I had to run to the airport.

The fridge, kitchenette, and dining area was separate (we felt it was more comfortable to be in the living area to have a meeting), the TV LED was Samsung, and the CEO said the bed was comfortable.

Though understandably it is protocol to ask questions as a security personnel, it is ridiculous when the person was just inside the lobby a few moments earlier, even sitting and eating at the couch with his 711 snacks, and that he's been there every morning for the past five days.

Vivere is repeatedly praised for its central, safe, accessible Alabang location, directly across from Festival Mall and within walking distance of shops, restaurants, groceries, and entertainment. ATC is roughly 2.5 km or a five-minute drive. Skyway access is convenient, though a music festival across the road caused disruptive noise for one stay.

Festival Mall is located a quick 5 min walk from the hotel and is filled with so many eateries, shopping, lounging and most importantly for us, KID friendly amenities.

I went up around 5pm and asking for a reservation for 3, she told me that up to 8pm they are fully booked, my family went up again around 7pm with again our intention is to reserve since we will eat around 9pm with our casual clothes on but wearing the hotel slippers since we will just inquire, the lady again told us that they are fully booked and take chances as a walk in for them to accommodate us, when we checked the area, only few tables are occupied, and she uttered slippers are not allowed, i told her that we will not enter we are just inquiring for the reservation, so we are already frustrated and a bit disappointed on the way she handle us, told her we will just call before we go down to make sure that we will just go down if we are assured that we will be accommodated. 8pm we called and asking for table for 3 then suddenly they said YES there is available, we are surprised on how they handle guests.

The security feature of the hotel floors is oddly secure --- there are nets in between several floors (the building is open in the center) and one cannot go inside the hallway of the bedrooms from the elevator without the key card of the hotel room.

Many guests report fast, smooth check-in and check-out with friendly staff and occasional early or late checkout flexibility. We were ask to wait since we arrived 2pm past and housekeeping is still cleaning the room, there was a next guest came and a few minutes they were given their key, i followed up and that's the only time they told me that, only small towels are lacking and it will be delivered in a few moment, they gave the key but the towel didn't arrived, so only two worn out towels are in the bathroom

However it was almost 4pm when i called the Front desk to follow uo and she told me that other room is ready and they will just send the keys in the room.

I was charged another full day for my early check in (12n). I was in no mood to argue so I just went on with it.

The parking slot outside the hotel was nice, it had ample parking space, and it is something that the other hotels in the area do not have.
