Guests repeatedly praise Urbana Langsuan’s convenient Bangkok location, cleanliness, spacious rooms, views, pool, friendly service, and strong value. However, the property is widely described as aging, worn, and furnished with outdated fixtures, falling short of five-star expectations. Recurring concerns include limited breakfast, weak security, maintenance issues, and occasional sewage odor.

This time I stayed in a double room for 10 days (including breakfast) for about 28,000 or more. There are not many choices for breakfast food, and it is not recommended to purchase extra. It takes about 10 minutes to walk to the metro station. For this price, considering hotel facilities and so on, I would not consider staying again. The cost is mainly due to the location, and everyone has different feelings; the above is for reference only.
Security is very poor. Any one can enter and any one can use the elevator. No scan of a card needed, only for your unit door. Didn’t feel very safe.
** the hotel management is focused on the exterior appearance and is working on its renewal, but they do not care about the comfort of the guests.

Firstly, the furniture is very old and the walls are cracked as if you are living in an abandoned house, and it deserves only one star.
We had a great time staying at Urbana Langsuan and when we come back to Bangkok we will make sure to stay there again.
Everything at the hotel was very nice and perfect the location, the rooms, and the beautiful pool, including a smaller one for kids.

I am generally not a demanding or complaining guest, but I expected much more from a 4-star hotel in the capital of Thailand.
I stayed here before and after my trip to Chiang Mai, and it was great that I could leave my large luggage here.
The hotel is quite worn out and when the air conditioning was turned off, there was a strong smell of sewage.

Honestly, it’s quite embarrassing that you have to report such basic things to the reception in a hotel of this class.
It's a hotel not for service and pampering, so if you're going to book it, do it for the location.
We had stayed in this hotel a few years ago and we liked it. That's why we booked again.

The toilet with clear glass, the the curtain can’t lower down anyone from next building can see you
I spent 2 month and 14 days in this property and never face any prblms there ..
It's a patchwork hotel in an old building, everything looks very outdated and a bit shabby.

Nothing, it was a great choice, the information from Booking is clear and comprehensive.
We will not book here again for a third time. What a shame.
In one shower the water was much hotter than in the other

This corresponds to a Bed and Breakfast accommodation, don't expect more.
Perfect for us traveling as a family (couple + 2 children)
The hotel is a 4-star establishment, not a 5-star one.

Reasonably good price , friendly staff during 5 nights stay.
The hotel is good, but there are some nuances.
The hotel is very excellent and suitable for families.

I am very disappointed with the overall quality.
Good value for money for the family apartment
Nothing to say bad about this hotel.

Generally, the hotel is clean and spacious.
Breakfast unworthy of a 5-star hotel.
Was very pleasant and comfortable.

Rooms: What guests say
View Urbana Langsuan Hotel232 relevant reviews
Rooms are typically very spacious apartment-style suites, often with kitchens, laundry facilities, balconies, comfortable beds, and impressive city views. However, recurring concerns include dated furniture and finishes, cleanliness or drain/tobacco odors, small or malfunctioning bathrooms, noisy or old air-conditioning, and occasional room-category or floor mismatches versus bookings.

The furniture is very old and the lighting is weak, especially in the bathroom, and the cleaning is poor. The towels are old, the bed is uncomfortable, there is no chair on the balcony, the noise from the air conditioning is annoying in both the room and the balcony, and there are no channels on the television.
The furniture is very old and the lighting is weak, especially in the bathroom. The cleaning is poor, the towels are old, the bed is uncomfortable, there is no chair on the balcony, the noise coming from the air conditioner is annoying in the room and on the balcony, and the television has no channels.
Upon my arrival, the staff member told me that I was upgraded to a three-bedroom suite, and she asked me to wait until it was ready. I waited, and then she told me that the room was ready, to which I responded that there was no problem.

We stayed in a studio with a kitchenette, balcony, double bed (unless specified otherwise, it's 2 singles) and a bathroom with a shower, breakfast not included, 350 THB each (about 10€ at the current exchange rate)
What worst was the WIFI!!! Wi-Fi was tooooo weak. no signal at all when we’re in our room & it gets us super frustrated cuz we have work to do!
My room had everything needed for a comfortable stay - bathrobes, slippers, pool sandals, tea, coffee, a microwave, a full-size refrigerator, and even a washing machine.

One of the biggest issues was the extremely noisy air conditioner, which made it very difficult to fall asleep and get proper rest.
The size of the apartment is good as I booked a three-bedroom apartment with a living room and a fully equipped kitchen.
The room is spacious and perfect for guests who prefer an apartment-style layout with a separate bedroom and living room.

Other room was freezing and we had to keep turning off and on as thermostat wasn’t accurate with temperature.
I only noticed it twice for a few brief seconds, on the 2nd (?) day of my stay.
For our personal experience, the towel, bed sheet and room inside is old and really need more hygenic.

Aircon is old too as the water keeps dripping down like waterfall 😅 TOO MUCH TO IMPROVE.
The view from the window, the room, the bed, the shower, the cleanliness are all amazing!
The bathrooms overflow with water, and the vanity table is peeling from under the glass.

I don't know if it was due to the carpets, the curtains, or something else.
The room service was good as they cleaned the room and put new towels daily.
The bathroom was too small to move need to be larger that this size

Spacious room, comfortable bedding, satisfactory cleanliness, but issues with hot water at certain times.
The furniture and appliances do show a few signs of wear and age.
I changed their place already and not going there when I'm in Bangkok.

The rug in de livingroom is just nasty... please throw that away.
Good room with two separate bedrooms, two bathrooms, and a small kitchen.
A new coat of fresh paint would make all the difference.

The old carpets in the bedrooms are really not very hygienic.
Nice rooms with enough amenities to make it a comfortable stay
Change the dishes in the room and expand the selection.

The pool, the views from the room, and the cleanliness
The accommodations were generously proportioned and provided excellent views.
Only the water in the room was not good

Location: What guests say
View Urbana Langsuan Hotel224 relevant reviews
Guests repeatedly praise the quiet, clean, upscale central location near malls, Lumphini Park, restaurants, convenience stores, and Arab Street. Many attractions are walkable, but BTS access often takes about 10 minutes or longer. Traffic makes driving difficult, taxis can be expensive or hard to find, and some report construction nearby or limited immediate services.

The hotel exceeded our expectations, thank God. Even during our stay in Bangkok, we had booked another hotel in the Nana area (Arab Street), but we canceled it because this hotel was so nice, comfortable, and very quiet. It is basically close to Arab Street, we walked there, and it took us about half an hour. Besides that, we only needed a few minutes to walk to the malls and the bridge that connects them. The hotel is also close to about 3 branches of 7/11, which made everything we needed nearby.
The hotel's location is very quiet and far from noise, while at the same time close to most malls. For those who are interested, it is also close to Arab Street, which is within walking distance for those who are fit.
I will not repeat my mistake of staying at this hotel or recommend it to anyone; it is one of the worst hotels I have ever stayed in, regarding the employees' treatment.

The location is convenient, as malls can be reached by walking for those who enjoy walking, and there are nearby cafes, 7-Eleven stores, and pharmacies, making all needs easily accessible.
Breathtaking view, the cleanliness, the kindness and availability of the staff, the good and plentiful breakfast, the rooftop pool, and the gym with a view is also nice.
The location and the presence of an ATM in the hotel, as well as its proximity to the central area and Dior Cafe😍

It's a short walk to the main central shopping area and connects to the rest of Bangkok via sky train.
You need to walk to reach the Platinum complex, but this isn't a downside for those who enjoy walking.
The location is good in a quiet area and services like Starbucks and 7/11 are available nearby.

It takes a bit longer to walk to Chinatown, or it's better to take a taxi.
Because of the corner location of the room, there are great views of the city.
Close to a lot of shopping centers and right across from a Harborland location!

We knew the area where it is located and wanted a cheap hotel there.
It's very close to Lumphini park and not far from MRT as well.
Fantastic value for money in terms of location, service and room size.

Location was very good with several 7-Elevens and street food vendors available
The area and restaurants around are in the higher price range.
Close to everything, especially a fantastic rooftop bar next door.

Great location and quiet as away from the main road.
Location was perfect walking distance to different metro lines.
There’s lots of restaurants, 7-11 and grocery store nearby.

Best location you could heave. Everything was nearby.
Additionally, there were two 7-Elevens in close proximity.
Hotel is not near any tourism area

I will start with the strongest points!
Still easily walkable, but not super close.
This property has a great location.

موقع الفندق في منطقه نظيفه
- close to a 7-11
The location was very good.

Staff: What guests say
View Urbana Langsuan Hotel170 relevant reviews
Most guests describe staff as friendly, helpful, polite, and professional, especially bellhops, doormen, breakfast teams, and housekeeping; some cite attentive problem-solving and early check-in. However, reception experiences are inconsistent, with repeated reports of rudeness or mechanical service, refusal of requests, deposit or fee disputes, and an unresolved lost-bag shipping charge.

The reception who meet us first time not friendly and the room she gave us was very bad after i meet MR Raye he took action after he see the room and give us beet room with better view and complimentary breakfast a very nice and friendly person.
The next day, the staff member called me again and asked if I had received the three-bedroom suite. I told her that I had not received it, and she said she would contact me again, but unfortunately, no one has reached out to me until now.
I accidentally had two bookings made by Booking for the same period and requested the hotel to cancel one booking and keep the other, but they refused and charged me for both bookings. I contacted the hotel management but they also refused to return my money.

We faced an emergency problem before our trip that was beyond our control, and we informed them through several phone calls and (multiple times via email), explaining our situation, but they were neither understanding nor cooperative at all.
They informed us that we must come to the accommodation, and that they would not refund our money, which was a considerable amount since we had booked for a long time and they showed no cooperation.
When requesting a better room, I was told they are at capacity, so I can’t understand why not refund me to go to another hotel, since this hotel was so “in demand and fully booked”.

All the staff was top notched - reception staff was helpful and accommodating, bell boys had the best customer service and the housekeeping staff always did a great job whenever we needed something.
When I requested to get a refund after the 2nd night and leave early as I was not happy with the hotel EVEN after changing my room, my request was denied!
They were disappointing as it is not easy for a person to gather money for travel or organize their vacation, yet they want to take it without any justification or cooperation.

On the way back, I encountered a female manager who seemed unfriendly with poor manners, looking down on customers, which made me feel bad and not want to come back again
Only the staff were absolutely helpful and extremely friendly towards the guests, who were naturally somewhat disgruntled because they couldn't find a free table.
Maintenance guy came immediately to fix the balcony door right after we told the reception that the door was spoilt.

Good and comfortable, employees need to focus more on the art of dealing with other customers
Additionally, the staff member was very rude and uncooperative, her demeanor was unprofessional and disrespectful.
The staff was super nice and helpful and wanted to make our stay unforgettable.

The employee San was so sweet and polite; may God bless her.
Reception staff wasn't too friendly, felt very mechanical and process oriented.
Room, location, breakfast and staff were all very nice.

They should train the staff's attitudes a bit more
Friendly staff!! Love their staff efficiency and service!
The staff were incredibly friendly and welcoming.

I din’t like the hotel staff services.
The reception was friendly and nice.
Staff were very kind and nice

Great service and warm welcoming staff
The staff not accommodating at all
The staff is absolutely perfect.

The staff was very friendly
Customer service is too good.
The staff were super friendly

Breakfast: What guests say
View Urbana Langsuan Hotel107 relevant reviews
Breakfast reviews are mixed: many praise plentiful, high-quality buffets with Asian and Western choices and an egg station, while recurring complaints cite limited or repetitive selection, poor vegetarian options, expensive pricing, cramped dining space, queues, and standards below a five-star hotel. Coffee quality and occasional slow replenishment also draw criticism.

At breakfast, the food runs out very quickly and the staff is fussing about, but nothing new appears. You have to beg and fish for things like bread or milk, for example.
They don’t refund me breakfast charges because I told the hotel we don’t need breakfast charges we as family never eat breakfast so they refuses to refund me back
For breakfast, they only had savory options/meat, so I decided not to eat at the hotel, but one of the servers offered to cook pancakes especially for me.

We tried breakfast one day, and there wasn't much variety in the food. But it's okay since the positives outweigh the negatives, so it's considered negligible.
Breakfast is a bit expensive for 350 baht per person and there aren’t much variety of food and customers always keep asking to replace the food.
They invited us to a breakfast served in the room to evaluate them (the service and quality were not good, they need to improve a lot).

Many people come to have breakfast at the same time, which causes some people to wait because there is only seating for about 20 people.
The breakfast should be changed; there aren't many options and it doesn't suit Arabs, and I do not recommend booking breakfast if it doesn't change.
The breakfast was really amazing we have seen good selection and the egg station was thier and what ever you need was available

Breakfast is served in the "dining room" with only five tables! You may have to wait for a table to become available 😟
On the last day of our stay, we decided to have breakfast at the hotel, but the food options were very limited.
Everything was served alternatively in a small room. Totally overcrowded, no toaster, you had to ask for everything... that was very unfortunate.

The breakfast coffee might be due to the machine that is probably poorly adjusted, but otherwise everything was perfect!
The breakfast was pretty okay, but very cramped in the dining room. Too little space for too many guests.
Booking.com gave out false advertising on breakfast as the dining room was closed and hotel under reconstruction for repairs.

The breakfast was good, but it was in a small outdoor area with a maximum of 9 tables.
The breakfast is particularly sparse! There is nothing to eat except for an omelet and toasted bread.
Maybe the breakfast buffet was a little limited but the cooked breakfast part but very good.

The breakfast was excellent and diverse, with a really sweet staff and personal service.
Just the breakfast was limited options cause we dont eat meat and chicken
Breakfast area is small , but no need to queue up everyday.

The selection of foods did not convince me at all.
There is hardly any space for so many guests.
Breakfast was lacking choice for this size hotel

However, the fruit could be a bit fresher.
Because COVID 19 they didn't has breakfast service.
Clean, breakfasts are good, staff is polite.

The breakfast buffet met my expectations.
The breakfast was also excellent.
The breakfasts are good too.

Facilities: What guests say
View Urbana Langsuan Hotel93 relevant reviews
The hotel is generally clean with excellent service, daily housekeeping, two ATMs, a café, laundry, gym, and attractive city views from the rooftop pool. However, repeated comments describe an outdated, poorly maintained building with worn furnishings, old elevators, occasional odors, weak facilities, limited kitchen hours, and inconvenient separate parking.

On the other hand, I don’t understand why you have to enter the username and the wifi password every time you leave and return to the hotel or have been without using it for an hour. It is very inconvenient and unnecessary.
Some of the facilities were a little old or run down - the ladies' hot tub, for example, didn't seem to work and some of the gym equipment was broken.
It's also very inconvenient that elevator access is only possible with a room key card; we had two cards for four people, which caused a number of inconveniences.

Everyone was by themselves, without the street noise and cars or the noise from night clubs. This is the most important thing for us... peace and quiet.
Was an aging property and could do with some sprucing up and change of decor and lighting especially near the lift areas leading to the restaurant.
If you really want to find a flaw, we can say that the building, although 34 stories high, is somewhat dated compared to nearby skyscrapers...

Our kitchen had some mini ants by the sink which was super annoying but they offered to spray the area to help with the problem.
The facilities are old; the furniture needs to be renewed, and the lighting in the rooms, which is very poor, also needs to be improved!
We were 4 people, but the kitchen was only equipped for 2 people, we had to organize dishes/plates from the hotel, no toaster, etc..

It is such a hassle because we need to go up and down every once a while to do our laundry, and drying it.
Overall, the building looks a bit tired, the furniture in the rooms is also old, and the hotel is hard to call modern.
The apartment was functionally furnished, it was cleaned daily, but only the essentials were taken care of, bathrooms were neglected. So very poor.

Aircon having issues in one of the master room after few days stay, water dripped a lot in the room doors areA.
Small amenities (such as toothbrush, toilet paper, detergent) are not automatically provided and has to be asked for
If you request a third one (which costs them nothing), they charge you 300 bahts, it's absurd.

Some facilities were off service such as the jacuzzi inside the restroom and outside on the pool
Despite the inside being clean the building is clearly in need of some cleaning and maintenance.
The hotel may provide towels of quality of those from a 2-star hotels, for unknown reasons.

Having a small kitchen where you can comfortably cook your meals is really nice for families.
I used the washing machine for clothes and the rooftop pool to relax.
The building could use some maintenance specially in the jacuzzi and pool area.

No cable tv as advertised very annoying only had UTUBE to watch
The outdoor communal space with tables and chairs is very pleasant.
The gym is perfectly fine and the restaurant is convenient.

The exterior facade could use a coat of paint :-)
To take a shower before getting on the plane
The internet speed was poor and connection dropped often.

The entrance area was beautifully decorated for Christmas.
Modern facilities and a very nice atmosphere.
Internet kept dropping out all the time

Pool: What guests say
View Urbana Langsuan Hotel81 relevant reviews
The rooftop pool, mainly on the 33rd floor, is repeatedly praised for spectacular city views, cleanliness, and long opening hours. It is small, often crowded, and has too few loungers, with limited shade or no umbrellas. Water is frequently described as cold; some guests report dated, unkempt, or seriously dirty areas, while others found it excellent.

Few sun loungers but enough for all the days we were there, however, the pool is in shade during the middle of the day due to the building's design.
The pool could do with upgrading, water was too cold and could do with refreshment bar and smoking area, also could do with more greenery and ambient lighting.
There’s no view unless you go up to the pool that isn’t heated and closes too early, doesn’t even allow drinks at the pool.

Great pools - one shallow one for kids and one for adults for laps side by side and view from level 33 pool deck.
We got out at once and got the kids out and showered, but it was disgusting and we never went back to the pool.
When the staff cleaned by the pool, they pushed the dirt down into the pool, which we saw while we were in the pool.

The pool is not very big and there are relatively few seats in proportion to the size of the hotel.
If you want to lay by the pool, go early or later in the evening when others are already gone.
The pool on the 33rd floor is small but has a breathtaking view and provides the necessary refreshment.

But it is very beautiful and clean and is located almost at the top of the building.
It wasn't just in one area but the entire draining section had just accumulated so much trash.
And also, there is a great pool and there is a children's room, which is convenient.

At the swimming pool there were far too little seats and the pool was always cold.
The rooftop pool is beautiful with a large kids pool that was perfect for my children.
The first time we got into the kids pool, we saw where the water drains out.

You can't see it standing on top of the pool as the deck covers it.
Common Jacuzzi didn't seem to be in good condition but the sauna was working.
The pool is stunning with a city view but there aren't that many beds.

It was so nice to be able to use the pool in the day.
In short, it is relatively difficult to find a place around the pool.
The fitness center and the friendliness of the staff and the great location

It was very dirty at the hotel and in the rooftop pool.
The pool had a good view but not enough sun loungers.
Long opening hours at the pool and in the gym.

I would recommend adding a bar service at the pool.
And also from the lovely pool on the 33rd floor.
There were very few lounge chairs by the pool.

Swimming pool is great way to cool off.
The rooftop pool was a delightful amenity.
Towels and sun loungers by the pool

Check-in / Check-out: What guests say
View Urbana Langsuan Hotel28 relevant reviews
Check-in is inconsistent: some guests report smooth service and appreciated 10 a.m. early access, while others waited 20–25 minutes, over two hours, or four hours in the lobby; the 2 p.m. rule and costly late checkout are recurring frustrations. Luggage storage and post-checkout pool/shower access were helpful, but communication and staff warmth varied.

Lastly, I was in contact with them about the accommodation before the original check-in time, and I was informed that if the apartment becomes available, we would give it to you. However, it was not confirmed to me that the apartment was not available before the arrival time, and with my family, we were forced to sit for 4 hours in the lobby after a long journey; we were exhausted.
I wished to extend my check-out until 3 PM as my flight was delayed, but the receptionist refused and requested to rent a full night; if they had offered a quarter-day rental, it would have been better for both of us.
I complaint and they told us to change room tomorrow, we unpack and pck again our suitcase, excited to move to the other room, but when we got to the receptionist they told us they don’t have room with washing machine.

The facility allowed me an early check-in at 10 AM instead of the scheduled 2 PM, which I really appreciated since I landed at 6:30 AM and arrived at the facility at 9 AM.
At checkout on the last day, the hotel charged 5000 baht on the pretext of smoking, even though I don't smoke at all and no smoking was done in the room.
We checked out immediately after check-in and booked another accommodation, although unfortunately no refund was possible (no goodwill solution, and even the breakfasts that were not consumed were not refunded).

Check-in was done by a somewhat unfriendly, not smiling person; on the following days, I felt like I was bothering her each time I came to ask her a question.
The AC was adjusted after I reported it, but by 3:00 a.m. the next morning the room was hot again, forcing me to request a second room change.
Was unhappy that on the day of check out, while we were in the room, they were checking the room , this is a five star hotel.

We are very grateful that they accommodated us with an early check-in - the room was ready much earlier than we expected!
Also 6 nights I checked out early for family emergency 🚨 also they didn’t not refund me back for these 6 nights
Unable to check in earlier and it is so strict that I have to wait till 2pm to get in

The check-in took over 25 minutes, the person didn't say a word during the whole procedure, it was quite strange.
Luggage is brought to the room and you can leave it in the hotel after checking out.
The staff is very empathy and do their best to help me out to check in early.

I was initially checked into a room where the AC became too warm the next day.
I was 3 hours late in checking out because one of my children was tired.
After three technician visits, I requested a room change, which was difficult but eventually approved.

I was asked for 1000 baht for deposite at the first time I stayed.
I didn't want to extend the conversation out of concern for their feelings.
It's a shame for a hotel that wants to be at the top.

I particularly appreciated the early check-in at 10 AM instead of 2 PM.
I arrived earlier than Check in time which I did communicate to hotel.
After check-out, we were able to store our luggage there until the evening.

Could be better if they gave all information when we reserve the room.
The delay in check-in took more than two hours past 3:00 PM
For late check-out, they want 70% even for 1 hour or 2.

We also didn’t have to wait at all during check-in and check-out.
We were also offered to use the pool and the showers.
The check-in instructions are not complete.

Gym: What guests say
View Urbana Langsuan Hotel17 relevant reviews
The gym is modest but functional, with equipment generally sufficient for basic workouts and distinctive views, reportedly from the 32nd floor. Repeated drawbacks include worn or dated facilities, unusual weights, and inadequate air conditioning that can make the room uncomfortably hot. Cleanliness is considered acceptable but not perfect.

The Fitness Center while functional needs better AC as it was usually just too hot in there to comfortably use.
The gym has everything you need to stay in shape with some wonderful views as well.
The gym was not so great. The weights are very peculiar and vary greatly.

The fitness center and the friendliness of the staff and the great location
There are however amazing views from the Fitness Center as well.
The gym and pool area were worn out.

Amenities like the gym and swimming are great.
Nothing but the gym was a little warm.
The cleanliness is not perfect but acceptable.

A modest gym on the 32nd floor.
Also in the pool and gym area.
Pool and gym (although not the latest)

The gym is in poor condition.
Also the gym with a view
Nice view from the gym.

Fitness is a big plus.
Good gym

The only downside is that the restaurant closes too early for our time zone difference, but there are plenty of alternatives.
If they add halal food it will much better as most people are from Muslim countries otherwise all fi
The hotel lacks a restaurant that serves halal food to complete all necessary services for its residents.

The restaurant has limited options and other things I can't remember right now.
The restaurant is tiny, so if you want to have breakfast, go early...
Couldn't get dinner from the hotel because the restaurant was closed.

There are absolutely no reasonably priced places to eat nearby.
Theirs no restaurant in the hotel and no food service
Food there was no food for Muslim except egg

No food no restaurant no room service
The culinary offerings were satisfactory.
No restaurant in the hotel

Nice cafe/bar.

The hotel is very far from public transportation, and we could only get around by taxis, which was quite frustrating because everywhere we went took at least 30 minutes due to traffic.
Taxi booking is not great, say it will be 10 minutes and doesn’t turn up (however think this is taxi fault rather than hotel)
Becuase LanSuan is one way traffic there can be a few delays in Grabs arriving so allow time to travel if by car.

The request to confirm my booking and the forceful statement 'if we don't receive confirmation the system may automatically cancel your booking'.
- reasonably priced taxis and tuk-tuks at the foot of the hotel
Ease of transport with the main road within short walking distance.

A lot of the buildings along the street have shuttles.
Keep in mind that it is far from public transportation.
Well connected to BTS and other transport

A complimentary shuttle would be nice.
Proximity to public transport.

There's 1 very popular massage parlour 2 mins down the property but was full, so need to book 1-2 days in advance.
Also sauna was separated from male and female ment I couldn't enjoy the sauna with my partner.
Wellness area - lacking hygiene
