Most guests describe AETAS Lumpini as clean, comfortable, quiet, well-serviced, conveniently located near public transport and good value, with strong breakfasts, views, pool and lounge amenities. I’m pleased to say this hotel ticked all those boxes, which is why I took the time to write this review, as one should also highlight the good experiences in a hotel and not always the ones with issues.
Had our washing done by the hotel (at quite expensive rates) who lost some items, they were going to try and find them and send them to our next hotel.
Despite a somewhat old-school vibe with the very Sino-modern decor, this hotel keeps its promises / not everything works perfectly (e.g. curtains impossible to close for darkness).


Top of the tops hotel....clean,nice view,great location,extemely good breakfast, the minibar full of free goodies..(you don't pay a little more for nothing :))
Overall, Aetas Lumpini Hotel is a wonderful choice for families looking for a blend of comfort, convenience, and exceptional service.
In addition to this,I could get discount so I feel much reasonable as well.i wanna visit here again.


The Aetas is the best hotel we experienced during our stay in Thailand in every way.
And then... the toilet broke down 3 times, and the TV also stopped working.. :-)

Rooms are repeatedly described as exceptionally spacious, comfortable, clean, and well-equipped, often with excellent Bangkok views, large beds, jacuzzis, and complimentary minibar items. During my first stay, I was there for three nights in room 2111. The room was very nice and spacious, but some areas need renovation (the grout in the shower had some black mold).
The room was beautiful, very clean, and offered a breathtaking view of the new One Bangkok district – we even enjoyed the New Year’s Eve fireworks from our room!
Spacious, comfortable, quiet suite with a terrific bed and luxurious bath ensures maximum relaxation and refreshment after a busy day in the fabulous city of Bangkok.


The cockroach in the room but above all the minimal attention they gave me when I mentioned it and showed them the photos.
There is a problem with the bathrooms; the bathtub does not fill, and one shower works while the other does not
Taking into account the rate charged for this type of room, we did feel it could have been presented better.


The wall paper throughout the hotel is marked up and needs to be changed out everywhere including my room.
For choosing a suite, I expected something more from the room, sofa with dirty cover, dust in some places.
The bathroom sink was leaking from under the bowl and would need some renovation to meet 5-stars’ standards.


The room, a sanctuary of over 30 square meters, stands out for its spaciousness and refined design.
That they changed the brand of soap in the shower, it smelled rancid and like bad coconut.
It was the vent and I found out would not stop coughing I cough so bad.


I appreciated the quick action, but was disappointed that this happened in the first place.
Unfortunately, the hotel is really very noisy, we had a room on the 26th floor
We stayed in the Premier Suite with a modern whirlpool bathtub and Club access.


After raising the blinds, we were not terribly impressed with what we saw.
Room is exceptionally lovely and appreciated being able to have a lovely dinner.
The cool remote by the bed, to control all lights in the suite.

We booked a room for 2 adults and a child (11 years old) but upon our arrival we had to pay for an extra bed for 1500 Baht per day, otherwise the child had to sleep in the same bed as the parents.
However, upon arrival at reception, we were told that there is no twin bed room and reception had initially indicated that my booking was for king/queen bed only until I showed them my booking.com reservation which clearly indicated 1 twin bed room.


The only slight problem we found in this new room, (and also in the previous room too) is that the toilet flushes very weak and it takes four or five flushes to fully clean the toilet after use.
The next day, my son who is staying in another room complained that their bedroom was not clean up when they returned late at night to their room after we went out the whole day since after 9:30am.
The window between the room and shower, even though covered, was a distraction at night when one person wanted to use the bathroom and the other is sleeping - the light still shines into the room through it.

The hotel’s strongest feature is its strategic location: the Lumphini MRT station is typically 2–3 minutes away, One Bangkok shopping mall is directly opposite, and Lumphini Park is within a 5–10-minute walk. Guests mention abundant dining, 7-Eleven, airport access, and city connectivity, though traffic noise and difficult road crossing recur.


A classic Thai local hotel located near Lumpini Park, across from the brand new business district One Bangkok, and very close to the Lumphini MRT station; just take exit 1, and transfer at Makassan if coming from Suvarnabhumi Airport.
However it's not that much of a nice area to walk around as there's so much noise and pollution from the traffic so you'd want to go elsewhere when you leave the hotel.
From the station, you can basically go anywhere in Bangkok, some place might need to switch lines or switch to BTS but its very convenient and easy to do so.


General location of the hotel in a busy area, so often the time to reach the hotel or from the hotel to various places was quite long.
It's not far from the markets; you need a tuk-tuk or a car, less than 10 minutes for those who don't like crowds.
We particularly liked the location right by Lumphini Park and near a metro station as well as numerous restaurants and a mall.


Establishment located on the edge of a major thoroughfare with heavy traffic, pedestrian facilities almost absent, not a very lively neighborhood.
If you’re looking for a hotel with a prime location, convenient transport, and breathtaking views, AETAS Lumpini is highly recommended!
Noise from the street, but it is right next to a busy road and a nice new shopping center.


One Bangkok is just 5 minutes away and at my opinion is the best shopping mall in Bangkok.
From the 20 th floor you can hear noisy Rama IV road all time long even with earbuds.
The location was perfect, close to the park, the metro, and also to local restaurants and shops.


The car valets were very helpful and nice, a far cry from the rudeness at reception

This hotel is perfectly situated directly across from One Bangkok, the MRT, and Lumpini Park.


We had a Seven Eleven next door to the hotel which was also quite convenient.

Staff are the hotel’s most consistently praised feature: guests describe them as exceptionally friendly, kind, professional, attentive, and quick to help across reception, concierge, restaurant, housekeeping, and pool services. Specific highlights include Ani’s outstanding concierge support, rapid resolution of requests, multilingual receptionists, and birthday surprises. A few guests found reception less welcoming or unresponsive before check-in.


Bad service even though I took their most expensive suite which is made up of two rooms, no response if I requested something, and if I called, no one answered because they are busy and there are only a few staff.
The staff is terrible, so aggressively incompetent, unfriendly, just cruel. I had to leave the hotel after 3 hours of check-in because of her; you feel so uncomfortable here, it's best to just stay away from this place.
Second, communication was non-existent and we faced a language problem as their English is very weak which affected us significantly, especially since we were communicating with room service for requests but unfortunately they didn’t understand us.


I can by and asked the guy at the front desk first who decided to help someone else and passed me off to another guy without even informing him of what I needed.
Not 5-star level of service, it's good but there were lines at the reception, long waiting for some requests and some other issues.
Hospitality is rooted in making guests feel valued, and I believe this was a missed opportunity to demonstrate that care.


Who seemed inept to handle 4 other couples trying to check out and get a taxi to the airport.
From the moment we arrived, we were greeted with warm hospitality that made us feel right at home.
Staffs at reception were not that friendly though i dont have any complaint or problem with it.

Hotel representatives did not respond to my messages before check-in, neither on booking nor via email.
Surya and Boy at Concierge were very helpful in booking taxis, advise on locations to visit.


Laundry service: delivery did not happen within the indicated time, but even the next day.

Breakfast is repeatedly praised as plentiful, diverse, and high quality, with Thai, Western, Chinese, and European choices, fresh eggs, fruit, noodles, and even ice cream. Recurring criticisms include bland Thai dishes, some hot food being lukewarm or overcooked, and the basement dining room feeling dark. Breakfast may be costly when not included.


The breakfasts are good, there are no special delicacies, but the selection allows for a good hearty meal in the morning: soups, fruits and vegetables, coffee - croissants, bacon, sausages, various side dishes, even Asian dim sum in a bamboo steamer are offered every day.
You can choose where to sit in the breakfast dining room and unfortunately, we chose an area that was very dark and a bit spooky with grey and dark lifeless walls outside (due to it being in the basement).
There is nothing particularly relevant, just a suggestion for improvement regarding breakfast, which is huge and has a lot of offerings, but I didn't understand why there were no oatmeal or pancakes... even though there were ice creams.


The staff working in there were very polite and cheerful and the selection of food and drinks available was more than adequate, although some items were a little cold having been sat there for (maybe) hours.
During breakfast, I found the Asian dishes somewhat overcooked (we had buffets where it was a bit fresher/crispier), but you can certainly find something else/alternatives in the large selection
Other time I had to request 3 or 4 times during the day before someone came to do our rooms, we had booked 2 rooms and stayed 3 nights.


The breakfast buffet was excellent, with a wide selection of both Asian and continental options – something for everyone (vegetarian options included).
It seems that if you don’t have priority status you don’t have access to multiple benefits of the hotel including breakfast.
And for those who are used to cereals and other types of feed, there’s plenty of that too.

A major highlight was the complimentary breakfast, which offered a fantastic variety of high-quality options.


The minibar was refilled daily for free, with soft drinks and snacks as well.

For the price paid breakfast should have been included but it wasn't.


Also children need to be supervised for obvious health and safety reasons.

The pool is often praised as a heated ninth-floor indoor/outdoor space with city views, a bar, and hot tub, but several guests found it small, cold, gloomy, or short on loungers. The dominant issue is prolonged closure for maintenance or earthquake damage, frequently without advance notice, disappointing guests who booked specifically for the pool.


I went on vacation to Bangkok and even brought a swimsuit, but there was no explanation from the hotel regarding this at any time, neither after the reservation, during check-in, nor on the elevator notices.
The hotel should have informed us in advance that the swimming pool and the kids' club were closed, then we would have made a different choice with our four children.
The general access to the pool steps was blocked by sun loungers, presumably with parents who wanted to keep a safe eye on their children using the childrens area.


They also have a small pool - it is a bit small and in shade so it is a good dipping place but not a pool to practice swimming.
The pool was not accessible due to damage from the earthquake, which is understandable, but we only found out about it once we arrived at the hotel.
Upon arrival, we were informed that the pool was closed — a major letdown as the children were looking forward to relaxing after their performance commitments.


The beautiful pool on the 9th floor was only available to us on the first day of our 2-night stay, then closed for maintenance work.
Advice to future guests: check whether the pool is working before arrival; otherwise, you'll end up in the same unpleasant situation as we did.
I had chosen this hotel for the pool and we were disappointed to learn that it had been closed for repairs for several weeks.


I hope the swimming pool will be ready soon for my next visit. I will call to ask if the pool is open yet.
The pool and kids' club are closed for renovations; we didn't plan on that too much, but it was an unwelcome and unfair surprise.

Guests often praise the clean common areas, attractive rooftop pool, well-equipped gym, and generous lounge perks, including daily replenished snacks, drinks, minibar, and excellent afternoon tea. Recurring concerns include aging décor, dirty bathroom grout, incomplete cleaning, strong sewage odors in public restrooms, and occasional pool, gym, or spa closures with poor renovation communication.


As much as the club benefit says access to lounge for various things, it is not something that is available throughout the day. The afternoon tea, evening cocktails, canapés etc are all within pockets of time with a duration of 1.5-2h for each. So if you are out travelling, you will just miss it.
The cards didn't always work, I couldn't take advantage of my benefits because they always said I didn't have any even though I paid for them, so I would never buy these benefits again, wasting your money.
Some minor renovation work would be necessary. Loose light switches, silicone joints. But despite everything, it's still okay. This is complaining at a high level, but the hotel does have 5 stars.


The hotel had shared with us that there will be basic room decor and a cake as we were travelling there for our anniversary. However, this was never delivered or brought up.
Lack of a smoking area inside the hotel available at any time (just a small room in the 28th-floor bar and in the basement, but not available during nighttime hours)
We found the swimming pool but couldn’t find the gym – despite following all the direction signs which said it was close by to the sauna rooms.


The jacuzzi is a true luxury, with changing lights that make you feel like you're in heaven, and an impressive panoramic view of the city of Bangkok.
Unfortunately, the men’s restroom is located directly next to the lounge area, and the lack of sound insulation made it quite uncomfortable and frankly, embarrassing at times.
Its fancy, a bit too expensive for what we get at the Club level and the TV remote and the android services were bad, very very bad.


They are literally cheating by not letting us know about the status of facilities... If they want to to maintainance they should close the hotel.
Additionally, the outdoor terrace could use some love – a few lounge chairs and potted plants would make it much more welcoming, even for non-smokers.
Laundry was a kind of expensive and it takes very long time. Send it in in time. At least 2 days before you leave.


Poor paper quality slippers and saying you get charged for them. Broke through them the first 5 minutes due to being made of paper.
We chose this again to stay with our friends but was disappointed after checking in we couldn't use the lounge till 2pm.
The mini bar could have some snacks as well. It only had some packet juices, beer bottles, soft drinks and water.


A perfect spot to work or relax, the Executive Lounge offers a selection of snacks and drinks throughout the day.
Labeling the food (e.g. vegetarian options) and offering some à la carte dishes would also be a great upgrade.
The GMT lounge was very nice to and all the perks included in the premium package was fab.


Engineer came to the room and it works for that day, but same problem next day.
No access to top floor, not even to take in the view or a picture.
Very appealing wellness and fitness area (small Finnish sauna, large outdoor pool, nice gym).


The facilities are top-notch, with spacious rooms that were perfect for our family.
Gym is adequate, and the pool on the 9th floor looked nice.
We booked for the kids club so it was quite disappointing.


We stayed on the club floor and that was worth it.

Early check-in is inconsistent: some guests received it or upgrades, while others waited until 2 PM despite prior requests or club benefits. Late checkout is often accommodated, but extensions can be expensive. Check-in is usually quick for some, yet others report 20–60-minute queues, room-card failures, unclear benefit communication, and a cash deposit requirement.


The reception staff member who spoke to us the day before when we asked if checking out at 4 AM was possible didn't mention anything about reserving a breakfast package; otherwise, we would have done that, since we had paid for it…
Reached hotel little early 10 am... Already placed request for early check-in... I have infant of 1.5 years and had a long travel hours... Requested for early check in despite of almost empty hotel my request was rejected saying no room available.
First, I contacted the hotel about the arrival time so that we could check in directly without waiting, but unfortunately we waited over an hour and I don’t know if it was a specific system or if the room wasn’t ready!


I got a letter slid under my door with a notice on it that said that I was going to be billed for the towel cleaning because it was going to need special detergent with a picture of the stain.
One small drawback is that the hotel should better align itself with the arrival times of guests, specifically the landing times of planes, so that the rooms can be ready to better cope with jet lag.
I just want to say maybe they could improve a bit the thing when checkin in, coz we waited an hour to get (2pm onwards) in even if we had a complimentary early check in.


They make you wait until 2pm to check in, then there is a queue of people and only two staff checking in, staring at computer screens as if hypnotized, searching for who knows what.
After arriving in the middle of the night and checking in, I received a card to activate the lights in the room, went to the room and inserted it, but it didn't work.
However, when we arrived, it was 9:00 AM local time, and we were told that the room would only be ready at 2:00 PM and they suggested we go for a walk.


We arrived at the hotel just after lunch but were able to check-in early as it was one of the Executive Club ‘perks’ (Early check-in & late check-out, if required).
At check-in we were informed that unfortunately the pool is not available…. This was not mentioned anywhere on Booking or the hotel's website. The Kids Club was also not offered
We arrived before check-in, and before booking we asked if it would be possible to check in earlier, and the answer was yes, if there were rooms available.


You cannot add more than two people to the reservation in the suite. If you add more, the reservation will lead you to a very expensive option.
When I went to the lobby again, they called an engineer, and after the engineer worked in the room for a few minutes, the lights turned on.
Annoying issue with the room cards – lost access several times and had to return to the desk to recalibrate them, which also prevented using the elevator.


But in response to my request, I was told that check-in is at 2:00 PM, and if the room is ready earlier, we can check in then.
Hotel refused to issue a proper n once regarding the stay, thus I have no documentation in hand regarding my stay for expense claim towards my company!
Unfortunately we could only access the room at 2:00 PM (even though we arrived at 9:00 AM) but we did get an upgrade to a suite


At check-in, the front office manager personally took me to my room to show me around and explain all the amenities the hotel had to offer.
They really need to find a way to check people in more efficiently, or have a third staff member to deal with the peak period.
I requested an early check-in in advance, as we had a 12-hour flight and it was deep night in our country, everyone wanted to rest.


When I went back to the lobby to report this, I was given another card, but even after trying again, it still didn't work.
That we didn't get the check-in that is part of the club benefits, as well as the late checkout (16:00 included)
We have decided to provide a refund equivalent to one night of the stay, as per the guest’s request.


A cash deposit is required upon arrival, so it is good to be prepared with some cash.
With club benefits, there is a mention of early check in - but this is not guaranteed.
It was impossible to enjoy a walk after a long flight and a sleepless night.


Therefore the wasn’t an express check in and check out.
On days when early check-in is not available
I checked out early to prevent getting sick.

Hotel dining is generally praised for tasty Thai, Western, fusion, and European food at reasonable prices, with a varied breakfast buffet and a notable 9th-floor restaurant. Recurring drawbacks include limited vegetarian and lunch/dinner choices, repetitive or meager lounge food, expensive coffee, and a bar closing at 10 PM.


We did however feel that if we had paid the full advertised price (almost 1000 baht including taxes) for what was served to us – we would not have been too happy.
We decided to keep what we had found and seen to ourselves – and instead, go down to the executive lounge to enjoy the (included) Afternoon Tea set.
In compensation, we were given a 15% discount at the hotel restaurant, although that still does not make up for the pool :(


The Hourglass restaurant, located in the basement of the hotel, serves breakfast with a wide selection of buffet items and hot dishes.
Unfortunately, what we received was rather different from what we saw on the advertising sign, but the coffee was ok though.
I loved that there were plenty of Asian-style dishes to choose from, adding a delightful twist to the dining experience.


The bar closes at 10 PM and there are not many options to have a beer after that nearby.
I didn't find the dinner restaurant to have good options or to be tasty compared to what Thailand offers.
Overall, this hotel, due to its setting and location, seems more suitable for a business trip than for leisure.


The restaurant has a city view and offers all-day dining with a variety of Thai, fusion, and European dishes.
The hotel also offers all-day dining, with A La Carte options made from high-quality ingredients and excellent flavors.
My husband and I went for dinner at the restaurant without expecting much, but we were pleasantly surprised.

The food in the GMT lounge was very good and the staff in there worked very hard.
They did try to help by providing some custom options, but those weren't up to my expectations.


Tip for new guests: DO NOT MISS THE RESTAURANT ON THE 9TH FLOOR... it is magnificent!
The GMT restaurant is another dining option in the hotel where we chose to have dinner.
The food at the restaurant is very good and affordable prices, not like other hotels.


What stood out to me the most was the variety of delicious food options available.
Restaurant with no health food option and for price just really low value food.
Even guests who are not staying at the hotel can purchase breakfast service here.


The food in the lounge was very meager. There was no nice selection.
Coffee prices at the hotel restaurant are expensive / 300 Baht per cup.
We used the restaurant several times and enjoyed the food and the service.


Limited eating options for lunch and dinner.
Did not like the restaurant food
Moreover, the food was surprisingly good!


Nonetheless, I appreciate the gesture.

Lumpini MRT is repeatedly praised as seconds or a few steps from the hotel, making airport and city travel convenient, including via Makkasan and the Blue Line. Taxis and Bolts are readily available, but Bangkok traffic causes delays. Airport shuttles are not free, and one prearranged 6 a.m. taxi failed to arrive.


(to find food, go to the shopping center across the street and take the subway to the left when you exit to access it,
It was very convenient to take the airport rail line to Makkasan station and transfer to the MRT Blue line to Lumpini station.
Which meant we had an excruciating wait to find out if we will be able to get to the airport on time!


The hotel assists with all city activities (such as Sky Walk, boat trip, Maeklong tour, taxis, etc.), partly with special offers.
We informed the front desk the day before, to arrange for airport transfer as it was an early morning flight.
Convenient transportation, located right next to the business district, excellent service, and spacious rooms at this well-established local hotel.


Easy to use the MRT and good access to One Bangkok and Lumpini/Benkitti Park for some exercise.
Transportation is not easy due to a very congested avenue, so journeys take longer than expected.
They allowed us to use the pool showers because we had a late evening flight.


The concierge was very generous with his time to help us with transportation and reservations.
Transportation was great, the metro nearby made it convenient to arrive from the airport
The shuttles to the airport are not free contrary to what is indicated.


Only to find ourselves without a taxi at 6am on new year's day.
It is a few minutes' walk from exit A1 to the hotel.
The hotel is also a few steps away from Lumpini metro station.


Very close to the MRT for going into the MBK area.
Train station is close by so it’s easy to get around.
Plan your transport from the hotel to the airport.


The metro is 30 seconds walking from the hotel.
Very good thing due to the traffic in Bangkok.
Fortunately, many taxis and Bolts are readily available.

Guests often praise the gym as well-equipped, functional, and more substantial than a basic fitness room, with sauna and changing rooms as added benefits. However, others describe it as small, limited, or dated, and repeated complaints mention prolonged gym and pool renovations without advance notice.


We were also not informed ahead of time that their gym and pool was shut down for prolonged maintenance for all 3 days.
The Gym could be better but really I never used as Lumphini Park is very close and I am exercising there.
The fitness room is rather small - besides the machines there's place for maybe two people training.


The gym is functional with all the essentials plus a sauna and changing rooms.
Gym is an actual gym, not just a tiny room with couple of dumbells.
Very appealing wellness and fitness area (small Finnish sauna, large outdoor pool, nice gym).


Not meeting the reservation paid and no prior announcements about prolonged gym/pool closure.

On the last evening we wanted to use the jacuzzi (we specifically chose an expensive room for this) and the water was brown and dirty, so we didn't use it.
Sauna gets the thumbs down too, very very small (2 people very cosy), male/female segregated and 1 floor below pool.
A bunch of mold came out of the hot tub jets when first turned on….was pretty disgusting.


The "tiny sauna" is accurately named but awkwardly located inside a restroom area beneath the pool.
With space for only two people and no proper changing area, it felt cramped and uncomfortable.
Very appealing wellness and fitness area (small Finnish sauna, large outdoor pool, nice gym).


Small sauna with no possibility to lie down after using it.
